Our client in Cardiff is seeking a Senior Associate / Lawyer 7 yrs + PQE who will work closely with the lead Development Partner, to support him and take a lead in some client relationships as well as providing expert supervision to the assistants in the team. The role will include opportunities to contribute to business development initiatives. Moreover, the successful candidate must operate so as to engender respect, trust and confidence among their development clients and the team assistants.
Some of the practice development initiatives and existing large projects are operated out of our clients London office and there will be opportunities for the appropriate candidate to work out of that office – although it is expected that the candidate will be primarily based in and predominantly working at our clients Cardiff office.
A successful candidate would be expected to be able to deal with the following with minimal or no supervision:-
•strategic land assembly for development projects, for example by use of options and promotion agreements as well as purchase contracts
•acquisition of development sites
•drafting and negotiating:-
.developer and land-owner consortium agreements
•planning conditional acquisitions and disposals
•dealing constructively and creatively with overage/clawback scenarios
•dealing with a wide range of funding arrangements, from joint-ventures to forward funding and forward sale agreements
•dealing with set-up of commercial and residential development schemes for lettings and investment sales
•dealing with commercial lettings (acting for the developer/landlord)
Knowledge, skills and experience
•Any individual they recruit will need to demonstrate a strong track record in dealing with property development structures and leading projects from appraisal and acquisition, through funding and development, to lettings and disposal.
•Strong empathy with development issues/clients and the ability to work as part of a team both within the Firm and alongside the client are critical.
•A creative and constructive "can do" attitude and demeanour when presenting to clients are also essential.
•An appreciation of development-related planning, tax, finance and construction issues and the willingness to work well with supporting colleagues from those specialist teams in particular is also vital.
